Situated to the South East of the town of Campillos, in the river valley is this county villa, far reaching views of hills and fields give it a tranquil setting.Approached via a country road, from the town, this would make a perfect retreat for someone looking for self sufficiency and the country life. The road is a typical Camino in need of tlc so a 4x4 or high riding vehicle is needed to gain access to the house. With IBA (Rates) of 15 euro per year and the only other bill for Electric, this is a very cheap place to live!!! The grounds of the house are split into formal and informal area, the current owners have Chickens and a vegetable plot, along with 250 Olive Trees, which they tell me cropped 8 tons of Olives in 2010, giving an after tax income of just under 3000 euro. The land could subject to obtaining an OCA Licence be made suitable for horses, since a large barn and animal pens already exist on the site. Campillos, is a rural town, served by the domestic train linking it to Antequera and good bus services to most of the area. The town also has both Primary and Secondary schools, which give an education up to 18: Doctors, Medical Emergency Centre (Cottage Hospital), Supermarkets, Indoor Market and most High Street Banks. The town has a street market on Tuesday in the Feria Ground. Just a short drive away in Santa Ana is the Station for the High Speed Train to Malaga, Seville, Madrid and many other destinations. The House: Enter the house via the covered terrace a door leads to the hall, doors lead to all rooms, with exception of the kitchen. The Three Main bedrooms are all good size doubles and though the current master is at the far end of the hall, all appear to be the same size. Bedroom 4 is currently being used as a store room, but is a good size single room. All bedrooms have ceiling fans. The Bathroom which is at the far end of the hall, has Bath, Sink and WC, it could do with modernising but is serviceable. The Lounge/Dining area is separated by a feature archway, splitting the room in the Lounge area are Patio doors leading out to the Terrace and Gardens and situated in the brick fireplace is a wood burning stove. A door leads from the dining area to the kitchen, which has basic cupboards and services, together with boiler for hot water. The kitchen would benefit from a refurbishment and the current owners have priced the house accordingly. Outside the house is a long covered terrace/veranda running the full width of the house, (the views from this are fantastic, looking out over the open county and across the gardens and fields to the river). Leading off the terrace is also a storage shed with door access to both ends. The formal gardens of the house are laid to lawn, surrounded by flower beds, a sunken area has been made for a below ground portable swimming pool, but without much work this could be converted into a standard pool. The Gardens / Fields: To the side of the house is a parking area for several cars, to the rear of the house is a covered area for storages of Logs etc, from the parking area, double gates lead to the informal gardens and Olive grove. The current owner has a large vegetable plot, which he tells me supplies sufficient vegetable for the family, this area leads to the first Olive area. In total there are 250 Olive trees, giving a good income. In the middle of the Olive areas is a barn and animal pen area, which currently houses the Chickens, this could be converted to other Agricultural uses, but I am told not into living accommodation. It really needs some renovation or even replacing. Beyond the second Olive grove is a field leading to the River frontage. In this field is located the Well and Pump house for the house, together with the controls for the irrigation of the Olive Groves. Plot Size 24,000 Square Meters.
